Let’s go on a community tour of Grand Park, a resort-style and maintenance-free community on Clark Road East in Sarasota.
If you are looking for a multigenerational community in a great school district, Grand Park should definitely be on your list. What makes Grand Park unique? I’d say the location, the school district, the amenities and the 18 different floor plans that are offered so you have a lot to choose from.
Where is Grand Park?
Grand Park is on Clark Rd East and south of Twin Lakes Park. Here’s a satellite map showing Clark Road East. Twin Lakes Park, Serenoa Golf, Country Club, and Grand Park are to the south. And you can see its proximity to the interstate I-75, to the west. It is a great location.
There are several advantages of this leaving here. You are 12 miles to Siesta Key Beach, 14 miles to downtown Sarasota with all the goodies it has to offer like the arts, dining, shopping, art galleries and much, much more.
It also helps that you are just about 4 miles to the interstate I-75 exit which takes you practically everywhere. For those who love to play Golf, Grand Park is just about 1 mile down the road to the Serenoa Golf and Country Club, one of the finest courses in Sarasota. Teeing off is very close, easy and stress free.
And now the Homes – There are 18 floor plans to choose from. 18. That’s a lot. And they include attached villas, one and two-story single-family18-floor homes with 2 and three-car garages. Lots of choices. And the home sizes range from about 1400 to about 3000 sq ft. There’s a lot to choose from, and I am pretty you will find something that fits your personal circumstances. The other good thing about having 18 different floor plans is that Grand Park will not have the cookie-cutter look that some communities are prone to have when they are built by one builder. And that’s really nice. When all is done, there will be between 800 to 900 homes.
Home prices – Home prices are quoted without the lot premium, so you always have to include that in your budget. And prices are subject to change, so please contact me if you are interested in the most current price list.
School Zone – Grand Park is in one of the best school zones in Sarasota. It includes Lakeview Elementary, Sarasota Middle, Riverview High and two chartered schools, Suncoast Academy and Island Village Montesorri.
The Amenities – Grand Park is an amenity-rich community. There is a state-of-the-art clubhouse and recreational centre which is currently under construction and will be completed in 2022. It will feature two resort-style pools, a fitness centre, a playground, outdoor dining spaces, and a picnic pavilion.
There will be a full-time activities director on site. There will also be 4 pickleball courts, two tennis courts, two dog parks, sports fields and miles of walking trails.
The fees – Grand Park is a CDD community, which means there are CDD fees to be paid in addition to your taxes and HOA fees. Both HOA and CDD fees are dependent on your lot and home size. The total fees per month range from about $243 to $437. If you are not familiar with CDD fees, I have a video on the subject that I’d suggest you watch.
One important thing to note about Grand Park is that it is a maintenance-free community, which means that your lawn mowing, trimming and fertilization, and annual mulching of your plant beds are included in the monthly fees; which also pay for the gated entry and the recreational and resort-style amenities. This is a beautiful community in a great location.
