With that said, I am taking you on a tour of Grand Palm in Venice, a community that has amenities like a vacation resort and built by Neal Communities, one of the prolific builders in Greater Sarasota.
Where is Grand Palm? Grand Palm has a Venice address but technically, it is in the city of North port. North Port is on the southeastern tip of Sarasota county. It is on exit 191 on the interstate I-75. Location-wise, this is place is not shabby at all.
First of all, there are the beaches. You are within a 20-minutes drive to three of our area’s beautiful beaches. Manasota Key Beach, Venice Beach and Nokomis Beach. And oh, by the way, the spring training stadium of the Atlanta Braves is just down the street from you. And yes, you heard me right. I’m talking about the Atlanta Braves of Major League Baseball.
The facility, called CoolToday, opened in 2019. It is open to the public all year round and also when the Braves are in town for their spring training. So you can see them for real.
And then there’s Downtown Wellen Park. Grand Palm is part of a master planned community called Wellen Park. Well, Downtown Wellen Park is due to be completed in 2022. It is going to be a beautiful place along the water, and will serve as the hub of the community where all the food, fun and play come together.
And one of the most important roads, Tamiami Trail runs right through Wellen Park, you also have access to Historic Downtown Venice with all its famed mom-and-pop little restaurants and boutique shops.
Now let’s talk about the community Grand Palm.
As you are welcomed by the grand entrance, you immediately notice all the vegetation and greenery around you. Grand Palm was planned to be a nature-focused community in every way and you see the evidence as soon as you enter. There are large trees, lush greenery and lots of water bodies to be seen. It covers about a thousand acres and when it is all done, there will be about 16 hundred homes.
It was planned as a multigenerational community so the home plans and styles are for people at every stage in life. Three different home series are offered, including the Coral Villa Homes Series which is made up of two villa models, and the Cove Home Series made up of single-family homes sizes from 21,00 Sq. Ft to a little over 24,00 Sq. Ft. and Coastal Homes Series comprising single-family homes from over 24,00 to 29,00 Sq. Ft. and over.
The schools are Taylor Ranch Elementary, Venice Middle and Vernice High Schools. There are also a number of magnets and charter schools to choose from all over the county.
The layout of the streets and homes is beautifully done with lakes and ponds dotted along. Some lucky homeowners have lakes and ponds in their backyards. But they paid a premium to have those views.
And there are CDD fees; The CDD fees are dependent on the size of your home and they range from a thousand dollars per year for the villas to twenty-one hundred and sixty- one dollars per year for the larger homes.
As beautiful as the entire community is, the thing that makes Grand Palm unique is the amenities. Neal Communities really went to town on this one. They made the concept of plain where you live a reality. Enjoy long walks or biking on the 28 miles of trails. Go kayaking on the kayaking river, invite your friends to a jolly time in the picnic pavilion, go for a dip in the resort-style pool and let the children go wild on the water slide. Or they can get wet in the water splash while the adults swim or do water aerobics in the other pool.
Calling all fitness and sports enthusiasts; they have a fitness gym in addition to a tennis court, a basketball court, a Volleyball court, and there’s a community sports field to play kickball or baseball. For your furry family members, there are two dog parks with separate ones for small dogs and big dogs. It is quite impressive that they thought about all these details.
The amenity center serves as the hub for all the social events and there’s an events coordinator on site whose job is to arrange and organize events for the residents. Seriously, living in Grand Palm is like living in a vacation resort year round.
The other thing I personally love about Grand Palm is how it is how the natural environment is incorporated into its overall design, allowing the community to fold seamlessly with nature.
